Rents in Denver rose by 6.7 percent in 2011, the eighth largest annual rent increase percentage in the nation according to a report issued Thursday by the Texas-based MPF Research. The report on the Denver rental market predicted that rental prices would rise by at least 6.5 percent.

Rent increases have occurred all over the Denver Metro area. In the Denver Tech Center area reached 8.6 percent, 7.5 percent in Littleton, 7.0 percent in south Aurora, 6.9 percent in intown Denver, 6.8 percent in south Denver and west Englewood and 6.8 percent in north Aurora. Only Westminster and Arvada/Golden posted rent price increases below 3.0 percent.

From March to September, rent increased in Denver by 5.6 percent and overall, the rent increase percentage in Denver was the largest of the past decade outside of 2007.

MFP Research said the rental market in Denver and other metro area should continue to increase in 2012 and predicted that occupancy will grow by another half a percentage point and rents will rise by at least 4.5 percent.

This Gated Sub-division is called West Ranch which is on the west side of Ken Caryl and is not in the typical part of Ken Caryl as you would expect. There is a definite shift in the Real Estate world at the moment. And one area which has seen these shift is in the million dollar plus market. After four straight years of declines, sales of million-dollar homes and condos rose last year in all 20 major metro areas, according to DataQuick Information Systems. It’s a fact that when Wall Street goes up, rich people buy homes - And Wall Street has gone up! : Stock values have nearly doubled from their March 2009 lows.

The value of these luxury homes have fallen in recently years plus getting a mortgage in these luxury homes is less expensive. In 2009 buyers of high-end homes paid 1.8 percentage points more in interest than the average buyer. But in 2010, that spread had shrunk to just 0.6 points more.

That reduction would save about $780 a month on a million-dollar mortgage.

When should you turn off your sprinklers ??

Well we all felt a chill in the air today. We have been blessed with beautiful weather so far but as temps begin to dip, you need to start thinking about winterizing your sprinkler system.

Last year, a lot of homeowners suffered serious damage because the weather took an early and unexpected dip.

You soon need to be scheduling a winterization, however you can also protect the backflow device from an early freeze. These precautions protect from those early freezes and still allow you to run your sprinkler system.
- Turn the valve handle at a 45 degree angle.

- Wrap the device with a towel.

- Then wrap everything with a plastic bag that you tape or secure in place.

After you have stopped watering for the year and before your system is winterized, take these additional precautions before winter sets in.

- Drain the backflow so there is no water in the backflow device. If you don't know how to do this, call a pro.

- You won't be able to operate your sprinkler system after draining it, so you are ready for the final step of irrigation system protection which is having the system winterized.

Studies have shown that children do not properly fit into a back seat of a car until somewhere between eight and 12 years old. Colorado lawmakers chose the age of eight as a minimum.

Up until the age 13, a child should remain in the back seat of the car, secured in the seat belt. A parent might consider moving a child at age 13 to the front seat of a vehicle. Monday, we were enjoying a barmy 60+ degree day here in Colorado. Flip flops and t-shirts were dusted off as people beared their skin to start soaking in the sun from the winter cover up.

March is typically our snowest month which can be very deceiving when you get many days in the 60's. The snow this time of the year is usually much wetter therefore making it very heavy (Nov - February see's very light dusty snow which is easier to shovel). Deep down, we all love a snow storm like this (only when your work / school decides to call a 'snow day') - plus we need the moisture for the beautiful summer ahead.

The Denver Art Museum is a private, non-profit, educational resource for Colorado. The museum was first opened in 1890 in various locations but opened its own gallery on 14th in 1949. In 1971 they opened the North Building followed by the 146,000-square-foot Hamilton Building which opened to the public October 7, 2006.
The Hamilton Building's design recalls the peaks of the Rocky Mountains and geometric rock crystals found in the foothills near Denver. "I was inspired by the light and the geology of the Rockies, but most of all by the wide-open faces of the people of Denver," says Libeskind. The building is covered in 9,000 titanium panels that reflect the Colorado sunshine.

Pending home sales in Denver area up 21.9%

Pending home sales in the Denver area were up 21.9% to 3,690 in January, compared with 3,028 during the prior month. Nationally, the number of contracts to buy previously owned U.S. homes unexpectedly declined in January. The index of purchase agreements, or pending home sales, fell 7.6% after a revised 0.8% increase in December.

Denver is in the top 10 cities for being most wired

Cities with the most highly educated residents and commensurately high incomes also are the most wired, a factor that is increasingly important as the economy moves online.

Forbes magazine compiled a list of most-wired cities by considering the percentage of Internet users with high-speed connections, the number of companies providing broadband Internet in the area and the number of public wireless hotspots.

10 suggestions to help get your house sold

1. Improve first impressions. Touch up the paint on the front door and other areas that buyers see first.

2. Clean up the landscaping. Trim the hedges and trees and plant some annuals in the flowerbeds.

3. Paint the interior. A coat of light yellow or cream with contrasting white woodwork looks fresh and clean.

4. Refurbish the floors. Buff the hardwoods. Install new carpets – or at least get them professionally cleaned.

5. Take care of the big problems. If the house needs a roof or the front stoop is crumbling, get them fixed.

6. Buy warranties. Putting appliances under warranty gives homebuyers a secure feeling.

7. Improve energy efficiency. New windows or improved insulation tell a potential buyer the seller is on top of things plus they come with tax benefits.

8. Replace light fixtures. Updated fixtures, especially at the entrance way and in the foyer, create a good first impression.

9. Buy a stove. Home owners whose kitchen isn’t top of the line can jazz it up for a few hundred dollars by buying a new stove, which gives the room a fresh feel.

Denver home resales down 8.5% in December from year earlier, but prices up

Sales of existing homes in the Denver area were down 8.5% in December from the same month a year earlier, and down 12% on the full year, according to Metrolist. The average sold price for existing homes in December went up 13.6% to $255,877 year over year. Selling price was up 7% from November 2009.

Foreclosure create some deals among luxury deals

Even as Denver's overall housing market shows signs of improvement, the number of high-end homes slipping into foreclosure continues to climb. Last week, 31 homes valued between $500,000 and $4 million went into foreclosure, including four over $1 million, said Ron Woodcock, a broker with Re/Max Southeast who tracks foreclosures. Much of the problem stems from the inability of potential buyers to obtain "jumbo" loans - financing above $417,000. Short sales of homes over $1 million were up 433% between 2008 and 2009 - from three to 16 sales. "We expect to see that the number of luxury distressed sales will continue to increase dramatically in 2010," said Lon Welsh, managing broker of Your Castle Real Estate. "If you are a buyer with a long time horizon, 2010 will be a great time to hunt for deals."
